LANDLORD FEES
Landlord Fees
Our letting service is charged at 12% inclusive of the gross annual rent for the duration of the tenancy and includes the following services:
- Appraising the rent, advertising and marketing of your property on the relevant portals and circulating details to Relocation Agents on a regular basis
- Provide guidance on compliance with regulations
- Accompanied viewings
- Agreeing terms on your behalf with a prospective tenant and obtaining a non-refundable deposit equivalent to two weeks rent
- Applying for references
- Preparing the Tenancy Agreement on your behalf subject to any agreed amendments
- Holding the Tenant’s deposit in a nominated clients account and registering the deposit with our scheme provider (my deposits) and providing the Tenant with a certificate confirming that the deposit has been protected
- Collecting the rent and remitting payment to your UK account. In the case of non-resident Landlords, an approval certificate will be required from F.I.C.O otherwise we are duty bound to deduct basic rate tax at 20% from all rents received and remit this to HMRC on your behalf
- Administer and negotiate all subsequent tenancy renewals on your behalf
Letting and Management Service
Our letting and management service is charged at 18% inclusive of the annual rent for the duration of the tenancy and includes the following services in addition to those provided under the letting service:
- Arrange for any necessary repairs to be carried out during the tenancy and discharge payment to third party contractors on your behalf. We retain a working fund to deal with this
- Arranging an inventory checkout report and professional cleaning at the end of the tenancy
- Submit any unresolved disputes to The Dispute Service for adjudication
- Provide a statement of income and expenses at the end of each tax year upon request
- The inventory compilation and the subsequent check in fee is the Landlord’s responsibility
- Arrange gas safety records, electrical safety checks and smoke & carbon monoxide alarms where required
- Hold keys throughout the Tenancy
Additional fees:
- Tenancy deposit scheme: Registration of Tenant’s deposit with our scheme provider £40 inclusive.
- You will be required to provide an inventory and have the tenants checked in. The inventory company charge is dependent on the size and contents of the property. The inventory compilation and the subsequent check in fee is the Landlord’s responsibility. The costs will vary according to the provider and the size of the property and are typically between £130 inclusive and £200 inclusive for the compilation and between £160 inclusive and £220 inclusive for the check in. Daker Estates do not make any additional charges for arranging this service
- If we are required to submit quarterly returns to HMRC under the non-resident landlords scheme: £120 inclusive per quarter
- Sale of property to tenant: 2% inclusive of the purchase price agreed
- The Tenancy Agreement on your behalf subject to any agreed amendments
- Holding the Tenant’s deposit in a nominated clients account and registering the deposit with our scheme provider The Dispute Service and providing the Tenant with a certificate confirming that the deposit has been protected

- Administer and negotiate
- For sales, Daker Estates charges landlords a 2% sole agency fee inclusive or a 3% multiple agency fee inclusive.
TENANTS FEES
Once a suitable property has been found for you and an offer has been accepted, a non-refundable deposit is required to be paid, usually in the sum of two weeks rent. From this deposit we will deduct fees as set out below:
- Referencing and passport checking fee - £210 inclusive per tenant:
- Obtaining references (financial checks, obtaining references from employers/landlords plus any other information to assess affordability) checking identity, immigration and visa documents
This is charged on a one off basis and so there are no further admin charges payable if the Tenancy is subsequently extended or renewed.
In the event of a change of occupier during the Tenancy, this will entail drawing up a new Tenancy Agreement and applying for references, so the above fees (£210 inclusive will be payable in full by the new Tenant.
If you are forced to break the Tenancy early due to unforeseen circumstances and your Landlord instructs us to re-market the property, you will remain responsible for the payment of rent and the terms of the Tenancy up until such time that we find an acceptable replacement Tenant. Please also note that you will need to cover the Landlord’s costs and fees in respect of the creation of the original contract which are calculated on a pro rota basis covering the unexpired remainder of the Tenancy.
The vast majority of our deposits are usually equivalent to six weeks rent and are held by us as stakeholders and protected in accordance with the Tenancy Deposit Scheme via our scheme provider who is (My deposits). At the end of the Tenancy, you will be charged for professional cleaning and there will also be inventory fees payable
- Inventory checkout fees
Costs will vary according to the size of the property and typically ranges between £160 and £220 inclusive and are charged by the inventory company
End of tenancy professional cleaning
Costs will vary according to the size and condition of the property and typically ranges between £240 and £480 inclusive and are charged by the cleaning company
- Lost key fee
In the event that the tenant misplaces any of the keys to the rental property, they will be liable to pay a fee of £95.00 inclusive in order to cover the costs of a new set
- Arrears fee
Should the tenant be late in paying their rent of more than 14 days of the due date, then there will be an arrears fee of 2% of the per calendar month rent.

Client Money Protection
Daker Estates client money protection is provided by the government approved scheme Client Money Protect. This scheme ensures the protection of our clients monies which is held in a separate client account. More information about the schemes conduct can be found here. Deposit Protection
